Digging through state and local laws regarding land use and property rights is not an easy task, but Representative Mike Schultz is addressing land use in House Bill 377.

HB 377 deals with a number of issues, but a couple that are important to note deal with conditional use and changes in zoning after a building project has started.

The bill would prohibit municipalities and counties from imposing requirements that are unrelated to the effects of the conditional use that municipalities and counties are trying to mitigate.

Second, the bill would prohibit municipalities and counties from pushing through last minute changes to zoning after a building project is already submitted and underway.

Property owners should have predictability in how they move forward with developing the land they own.
